Home insurance coverage basics
A plain-English look at Georgia home coverage. Georgia doesn’t require home insurance by law, but mortgage lenders do. Coverage options vary by insurance provider.
- DwellingHelps pay to repair or rebuild the structure of your home after a covered loss such as fire, wind or hail.
- Other structuresCovers detached structures on your property, like a fence, shed or detached garage.
- Personal propertyCovers your belongings, such as furniture, clothes and electronics, after a covered loss. Limits apply to some items like jewelry.
- Loss of useHelps pay extra living costs, like a hotel and meals, if a covered loss makes your home unlivable.
- Personal liabilityHelps protect you if someone is injured on your property or you accidentally damage someone else’s property.
- Medical payments to othersHelps pay medical bills for guests injured at your home, regardless of fault.
- FloodStandard homeowners policies exclude flood. Flood coverage is bought separately or added by endorsement where offered.
- Water backupOptional coverage for water that backs up through drains or a sump pump. It is not the same as flood coverage.
- Replacement cost vs. actual cash valueReplacement cost pays to replace with new; actual cash value subtracts depreciation. Ask which applies to your dwelling and belongings.
- Policy typesHO-3 and HO-5 for homeowners, HO-4 for renters, HO-6 for condos, and dwelling fire (DP-1/DP-3) for landlords. Personal umbrella adds extra liability.
- DeductiblesThe amount you pay before coverage pays. Some policies have a separate wind/hail deductible, often a percentage of the dwelling limit.
- What affects your priceYour home’s age, roof, construction and location, your coverage limits and deductibles, claims history, and the discounts you qualify for.
